TEN-X Offer Select
Offer Select was a new Ten-X platform that allowed you to make an offer and purchase commercial real estate online. Ten-X precision-matches assets, accelerates closing rates, and streamlines transactions with more than $50B in sales.

TL;DR / Outcomes
- Connect buyers and sellers beyond a rigid highest-bid model
- Responsive offer workflows, clear negotiation states, and role-specific boards
- Faster offer cycles, fewer handoffs, and more qualified deals
Context
Traditional auction flows did not support every seller or buyer scenario. Offer Select introduced more flexibility into the transaction model by allowing offers to be reviewed, compared, and selected outside a strict highest-bid flow. The design challenge was to make negotiation feel structured, transparent, and easy to act on without adding confusion to an already high-stakes real estate transaction.
On Ten-X, commercial real estate buyers and sellers were used to auction-style transactions inherited from Auction.com — where the highest bid often won outright. Offer Select gave sellers a way to evaluate multiple offers on more than price alone, and gave buyers a path to negotiate terms instead of only competing in a live bidding window.
- Buyers needed to assemble structured offers, track seller responses, and know what to do next across active negotiations.
- Sellers needed to compare incoming offers, counter or accept with confidence, and manage deals without switching between tools.
- The business needed a flexible transaction model that could support more deal types on Ten-X while keeping negotiations legible for users and enforceable by internal rules.
Problem & Constraints
Flexibility alone was not enough — the product had to make complex offer data readable and actionable at each step. If buyers could not see negotiation status clearly, or sellers could not compare terms quickly, the new model would feel riskier than the auction flow it replaced.
- Offers included price, terms, contingencies, and supporting documentation — all of which needed to be visible during review, not buried in follow-up email.
- Buyer and seller workflows differed, but both needed shared status language so neither side lost track of where a deal stood.
- Investors and sellers often worked across desktop and mobile, so layouts had to hold up when comparing offers or submitting terms on smaller screens.
- Business rules — counters, acceptance, deadlines — had to appear at decision points so users understood what actions were available and what happened next.
My Role & Scope

Exploration & Options
The buyer offer board
Buyers get a unified board that surfaces every active offer, negotiation status, and seller response so they can prioritize follow-ups at a glance.

Make an Offer
A guided, responsive flow helps buyers assemble terms, contingencies, and proof of funds before submitting a structured offer for review.

Seller offer board
Sellers manage incoming offers with side-by-side comparisons, quick actions, and alerts so they can counter or accept without leaving the dashboard.

Results & Impact
Faster offer cycles, fewer handoffs, and more qualified deals.
